Synergy is the creation of a whole that is greater than the simple sum of its parts and simply means “working together.”

“Synergy” refers to the “interaction or cooperation of two or more organizations to produce a combined effect greater than the sum of their separate effects”. I think this perfectly describes the Rosemary Beach community.

In a business application, synergy means that TEAMwork will produce an overall better result than if each person within the group were working on the same goal individually. That’s what I think makes Rosemary Beach such a special place. The Board of Directors for the Rosemary Beach Property Owner’s Association is an elected group of volunteers who serve to make our community a better place to live, work, and visit. They work on behalf of the homeowners who are invested here. The Rosemary Beach Town Center Merchant’s Association strives to create events that draw visitors to our Town Center for entertainment, food and shopping. The restaurant owners and shop owners offer delicious menus and unique retail options that draw people back here. The Rosemary Beach Foundation is made up of volunteers that manage events to support local organizations in the Rosemary Beach community and throughout Walton County, including, the year-long Music in Pictures program in Walton County schools, raising money to benefit the needs of a battered women’s shelter with Walk Her Way®, fundraisers for Alaqua Animal Rescue, weekend events for the annual Girl’s Getaway with the proceeds benefiting the Women’s Health Services Fund at Sacred Heart Hospital on the Emerald Coast, etc... The Rosemary Beach Cottage Rental Company includes housekeeping, maintenance, and reservation employees who all work together to create a fabulous vacation opportunity for over 200 families a week to enjoy our community. This synergy is evident in the real estate success that our community and owners enjoyed during 2015. We ended the year with sales of $116 million and an average price of $1,758,886, ranging from a 2 bedroom condo selling for $849,000 to a Gulf front home listed at $11,750,000. Sales volume in Rosemary Beach increased 6% from last year, and the average price is up 10%. Rosemary Beach Realty sold 66 homes in the community and there are currently only 45 available to buy. If you have considered selling, this is the perfect time with inventory levels low. We have the capital gains law in effect, but that could change or be modified with the upcoming election in November. Take advantage of the opportunity to take some “money off the table” while it’s still advantageous.

A perfect example of “real estate synergy” is when an older couple decides to downsize their larger home and move to be near grandchildren, a young couple wants to upgrade to a larger home with their growing family, and a new buyer wants an ‘entry level’ condo. Current market conditions show:                                                                                                                                                -On the Park side of Rosemary Beach, we currently have 9 homes available to buy, ranging from $1,179,000 to $3,295,000. There are 4 homes under contract to close. 29 homes sold last year ranging from $625,000 to $3,350,000.      

-On the Gulf side of Rosemary Beach, we have 23 homes available to buy, ranging from $2,195,000 to $11,750,000. 21 homes sold last year ranging from $1,293,000 to $6,250,000.

-On the Park side of Rosemary Beach, we have 3 condos available to buy now, ranging from $849,000 to $1,240,000. There is 1 condo under contract to close and a pre-construction reservation. We sold 17 condos last year, ranging from $510,000 to $850,000.                                                                                                                          -On the Gulf side of Rosemary Beach, we have 2 condos available to buy now, ranging from $1,248,000 to $2,850,000. There is 1 condo pending and it went under contract in just 17 days. Last year, 4 condos sold ranging from $1,000,000 to $1,195,000.

We also have pre-construction condo opportunities on the South and North sides of Barrett Square, which is a great opportunity to lock in today’s prices for a brand new top-of-the-line product. 4 units are available adjacent to Town Hall, where construction is underway. 8 condos are available to buy in the former Summer Kitchen location. Total Scenic Hwy 30-A had a 27% increase with the average price of $876,389, a 9% increase. There were 1,297 properties sold and there are 725 left to buy. That’s a 7 month supply of available inventory and should create some urgency among buyers. Remember, we sell ALL OF 30-A, and know the market very well.

The most interesting thing is the upward trend in values since 2010, when the total volume of sales on Scenic Hwy 30-A was $380 million, selling 635 properties. The total sales have almost tripled in these past 5 years with over a billion dollars of real estate sold and the average price has jumped 65% since then. If you were a “savvy investor” who bought in 2010, you are now reaping the benefits of believing in this market. We see a comparable increase in every Traditional Neighborhood Development on the Scenic Highway…Rosemary Beach up 80%, Watercolor up 52%, Seaside up 71%, and Watersound up 86%...once again confirming the value of being a part of a Traditional Neighborhood Development.
